And so, to reflect the changes of the past year, it’s time for us to update The World’s Top 50 Property Managers: a publication that celebrates the best and boldest companies in the industry.

The top 50 is the definitive ranking of the largest short-term rental property managers in the world by number of properties, compiled and published annually in October by Rentals United.

This year’s list is the result of hundreds of international nominations over a period of two months.

3. Vacasa

Vacasa is North America’s largest full-service vacation rental management company with 30,000 short-term rentals. Vacasa has a modern approach to property management, using mobile technology and data to enable local teams while maximising revenue for owners.

4. Sykes Holiday Cottages

Sykes Holiday Cottages is one of the notable and fastest-growing holiday rental managers across the UK, Ireland and New Zealand with over 21,000 exclusive holiday homes. The company won the British Travel Award for Best Large Holiday Cottage Booking Company 8 years in a row.

5. Evolve

Evolve is North America’s second-largest property manager with 16,000 rentals under management. Based in Denver, Colorado and founded in 2011, the company prides itself on its industry-low property management fee of 10%.

Homerez is a premier marketing vacation home management company. Founded in 2014 and based in Paris, they currently manage 11,000-holiday rentals across France, Spain, Italy, Portugal, Croatia, Greece and Morocco.

The Travel Chapter is a diverse network of quality travel brands (including Holidaycottages.co.uk ). Formerly Farm & Cottage Holidays, the business has been letting holiday rentals in the UK for over 30 years and grew from a South West Agency to be a national business with properties all across UK hotspots.

9. Feriepartner

Feriepartner manages 7,100 holiday rental homes throughout Denmark via a conglomerate of 27 local property management agencies.

Happy Holiday Homes manages over 2,000 vacation rentals in Europe. They started in Lake Como, Italy and expanded to the neighbouring lakes of Maggiore, Lugano and Garda. Today, they have rentals in many of the most popular destinations of Switzerland, Italy and France. The company operates on a franchise model, with 200-300 homes per office.

City Relay manages 1,800 short-term rentals in London. Their unique proposition is to provide outstanding operations and reception spaces to owners and other short-let management companies. By occupying the high street, they are able to service guests better and work with owners who would not think of renting out their homes directly through Airbnb.
