Reading progress

The Rentals United World’s Top 50 Property Managers is our annual ranking of the largest, most industry-redefining vacation rental companies worldwide. These global brands consistently adapt to stay ahead of a market that, in 2026, changed shape more sharply than in any year since the pandemic.

The top 50 is the definitive ranking of the largest short-term rental property managers in the world by portfolio size, compiled and published annually by Rentals United.

TL;DR

The 2026 list looks very different from the 2025 one, and not because the industry grew.

Here is what changed:

  • The biggest company in the world is Awaze, with 110,000+ properties across 36 countries and six brands. Interhome follows at around 70,000, now owned by HomeToGo.
  • Scale changed hands rather than accumulating. Casago acquired Vacasa in May 2025 to create a 40,000-property group, then sold every former Vacasa market back to local operators, completing the last transition in September 2026. Three new companies on this list (Avari, VueStay, and First Chair) are that portfolio reconstituted.
  • Sonder, last year’s number three, no longer exists. Marriott terminated its licensing agreement in November 2025. Sonder wound down and entered Chapter 7 liquidation, and LuxUrban followed it into Chapter 11.
  • Regulation is now the main constraint on where large portfolios can grow. EU Regulation 2024/1028 has applied since 20 May 2026. Spain’s enforcement alone accounted for 77% of Europe’s net demand decline in September 2026, according to AirDNA.
  • Mid-sized operators outperformed the giants. Operators with 100+ units generated roughly a quarter of European revenue but 79% of the summer demand decline. Those running 6 to 99 units were the only bands growing demand at all.
  • 2026 was a rate-led market. RevPAR gains across Europe and the US came almost entirely from ADR, not occupancy, against the weakest supply growth since the pandemic.

How we compiled the list, and what the numbers mean

Companies are ranked by portfolio size, using the most recent figure we could verify from a primary source: the company’s own published data, a regulatory filing, or dated trade press. Where a company publishes no figure, we say so rather than estimating.

Not every portfolio on this list is managed the same way, and the numbers are not all measuring the same thing. We’ve made that explicit in each entry rather than hiding it:

  • Managed. The company runs the property: pricing, guests, check-in, cleaning, and maintenance.
  • Marketed. The company markets and distributes the property, usually under exclusive agency, while the owner or a local operator handles day-to-day work. Awaze, Sykes, and Homerez all operate this way.
  • Network. The figure aggregates independently owned franchises or member agencies under one brand. Feriepartner, Casago, SkyRun, and Pass the Keys are network counts.
  • Listed. The figure is marketplace inventory, not properties under contract.

Where a company has been acquired but still trades under its own brand and portfolio, we rank it under that brand and note the owner. Where a brand has been absorbed into another company on this list, we don’t count it twice. Figures are current as of October 2026.

The world’s top 50 vacation rental Property Management Companies

1. Awaze

Awaze is the largest vacation rental business in the world, with over 110,000 properties across 36 countries. It was formed in 2018 when Platinum Equity acquired Wyndham Worldwide’s European vacation rental arm. Today it operates through six consumer brands: NOVASOL (50,000+), Hoseasons (29,400+), cottages.com (23,000+), James Villas (5,500), Ardennes-étape (2,000+), and Fincallorca (1,300+).

Awaze is the clearest proof on this list that owning the guest relationship works. 72% of its bookings came direct in 2025, more than half its revenue came from repeat customers, and over 90% of its properties are listed exclusively with its brands. FY2025 EBITDA rose from €34m to €42m and its pre-tax loss narrowed 32%, on flat gross accommodation revenue of €1.4bn.

In February 2026 it became the first European vacation rental group to launch apps inside ChatGPT, letting travellers search live cottages.com and NOVASOL availability in-chat. That sits inside a £45m annual technology investment.

Interhome’s B2C site relaunched on HomeToGo’s platform that November. In October 2026 HomeToGo appointed Dr. Christine Prauschke to its Management Board to lead HomeToGo Originals, the division housing Interhome.

One caveat on the figure: Interhome offers owners three tiers, Full Service, Self Management, and Professional Partners. Not all 70,000 properties are fully managed.

Even Core includes guest communication, AI-powered dynamic pricing, damage protection, and access to a vetted on-the-ground support network. Evolve calls this a hybrid approach, and there is no marketing-only option on its current pricing page.

In November 2025 Evolve acquired Guestworks from Vacasa, migrating around 1,000 homeowners onto its platform.

Tools the world’s top property managers rely on

Managing hundreds or thousands of vacation rentals across multiple markets comes with a challenge that doesn’t appear in any company profile: OTAs own the guest relationship. When a booking comes through Airbnb or Booking.com, the property manager typically receives only the primary booker’s contact details, leaving every other guest in the property unknown and uncontactable for future marketing.

The largest companies on this list address that gap with dedicated guest data and WiFi marketing technology. StayFi is the leading platform built specifically for this problem. By replacing a property’s standard WiFi login with a branded splash page, StayFi captures the name, email, and phone number of every guest who connects, not just the booker, and feeds that data directly into automated email and SMS marketing campaigns designed to convert one-time OTA guests into repeat direct bookers.

Conclusion

The 2025 World’s Top 50 Vacation Rental Property Managers list highlights that operational excellence, scale, and technology are now foundational to success in the industry.

The most significant trend is the acceleration of consolidation, where scale is increasingly bought through major acquisitions, such as Casago acquiring Vacasa and HomeToGo acquiring Interhome, reshaping the market structure.

Meanwhile, proprietary or deeply integrated technology stacks are no longer a differentiator but an “entry fee,” as tech-forward companies pull ahead of those relying on manual processes. The luxury segment is also driving change, with affluent travelers moving toward highly curated, fully managed private homes and demanding hotel-grade service, suggesting that a focus on premium properties is outperforming managing a larger portfolio of average ones.

We see more an more how multi-country, multi-market operators dominate the upper rankings, and top companies are intensely focused on the “direct booking imperative” by investing in brand visibility and loyalty programs to reduce dependence on OTA commissions and own the guest relationship.

Frequently Asked Questions

What is the largest vacation rental management company in the world?

As of 2026, Casago/Vacasa is the largest vacation rental management company in North America following the completion of their April 2025 merger, managing over 40,000 properties across the US, Mexico, Belize, Costa Rica, and the Caribbean. In Europe, Interhome manages approximately 40,000 vacation rentals across 27 countries, making it one of the largest globally. Awaze, the parent company of brands including Novasol, Hoseasons, and Cottages.com, manages 30,000 properties across 36 countries and is widely regarded as the largest by European market footprint.

How does Rentals United compile the Top 50 ranking?

The ranking is compiled using a combination of data provided directly by the property management companies and investigative reporting by the Rentals United team. Companies are ranked primarily by the number of properties under management. Additional data points include operating locations (single vs. multi-country), market coverage (single vs. multi-market), property types, service model (full-service, marketing only, or operations only), headquarters location, founding year, growth strategy, and funding background.

What is the difference between full-service and marketing-only property management?

Full-service property management covers the entire guest and owner experience, listing creation, pricing, guest communication, check-in and check-out, cleaning, maintenance, and owner reporting. Marketing-only management (used by companies like Evolve, Sykes Holiday Cottages, and The Travel Chapter) focuses exclusively on distributing and promoting properties across booking channels, leaving day-to-day operations to the owner or a local operator. Full-service commands higher management fees (typically 20–40%) while marketing-only models charge significantly less (Evolve charges 10%) in exchange for less hands-on involvement.

Which regions are most represented in the Top 50?

Europe is the most represented region, with the majority of top 50 companies either headquartered in or primarily operating across European markets. The UK is particularly well-represented, with companies including Awaze, Onefinestay, Houst, Original Cottages, Sykes Holiday Cottages, My Property Host, City Relay, Veeve, and Altido all based there. North America is the second most represented region, anchored by Casago/Vacasa and Evolve. The Nordic countries (Denmark, Finland) also feature prominently, reflecting the maturity of the Scandinavian vacation rental market.

What growth strategies are the top vacation rental companies using?

The top 50 are growing through two primary strategies. Organic growth, building portfolios incrementally through owner acquisition and market expansion, is used by most mid-size operators on the list. Acquisition-led growth is increasingly dominant at the top, with Casago acquiring Vacasa, HomeToGo acquiring Interhome, and Houst acquiring Hostmaker being the most prominent recent examples. Franchise models (iTrip Vacations, SkyRun, Happy Holiday Homes) and association models (Feriepartner) represent a third path that allows rapid geographic expansion without direct capital deployment.

How many vacation rental properties does the average top 50 company manage?

Portfolio sizes across the top 50 range from approximately 700 properties (Villa Finder, Panhandle Getaways, Kinlin Grover) to over 40,000 (Casago/Vacasa, Interhome). The median property count among the top 50 is approximately 2,500–3,000 properties, reflecting the significant concentration of scale at the top of the list and the relatively rapid drop-off below the top 10.

What property types dominate the top 50?

Leisure rentals, villas, chalets, cottages, and rural properties, are the most common property type, managed by the majority of top 50 companies. Urban apartments are the second most common, managed by companies including Sonder, Houst, Hostnfly, My Property Host, City Relay, Pillow, Renters.PL, and Kasa Living. A small number of companies (Altido, LuxUrban) manage a mix that includes hotels and guest houses alongside traditional vacation rentals.
