On October 22, 2026, Amex switched it off and put Airbnb in its place. For anyone managing inventory at scale, the route to Amex’s highest-spending travelers now runs through Airbnb, and through whatever vacation rental channel manager maintains that listing.

TL;DR

Amex decommissioned its Select Homes + Retreats program on October 22, 2026, and replaced it with a US Airbnb partnership.

Card members now search more than one million Airbnb listings in a Homes tab inside Amex Travel and earn Membership Rewards points on prepaid stays.

Platinum members can apply the $600 annual Lodging Credit to eligible Airbnb Luxe homes booked for two nights or more, and a qualifying Luxe booking earns a $250 Airbnb Experiences credit.

There is no Amex application. The Homes tab is Airbnb inventory, so your Airbnb listing is the entry point.

Airbnb Luxe is the gate on the credit, which makes Luxe eligibility a revenue question for high-ADR portfolios.

Operators who were partners in Select Homes + Retreats lost a direct channel with no transition period.

What changed on October 22

Select Homes + Retreats was decommissioned on October 22, 2026, according to Dennis Goedheid, founder and CEO of Casiola vacation homes, one of the program’s launch partners. The replacement is a US partnership with Airbnb. Card members can now search more than one million Airbnb listings inside Amex Travel and earn Membership Rewards points on prepaid stays, as Skift reported.

Platinum card members get the sharper version of the offer. The $600 annual Lodging Credit, formerly the Hotel Credit and paid as up to $300 in statement credits twice a year, now applies to eligible Airbnb Luxe homes booked for two nights or more. A qualifying Luxe booking also earns a new $250 credit on Airbnb Experiences.

Airbnb still closes the sale. Payment, messaging, changes, cancellations, and support all stay on Airbnb.

How do properties get listed on the Amex Airbnb tab?

You don’t list on the Amex tab. You list on Airbnb.

The Homes tab surfaces Airbnb inventory inside Amex Travel, which means there is no separate Amex application, no curation team to pitch, and no partner agreement to negotiate. If your property is live on Airbnb and bookable for the dates a card member searches, it is already eligible to appear. Placement follows your Airbnb search performance, not any relationship with American Express.

One exception deserves attention. Only eligible Airbnb Luxe homes booked for two nights or more trigger the $600 Lodging Credit, so Luxe remains the one gate with a qualification process behind it. For operators holding villa or high-ADR stock, Luxe eligibility stopped being a vanity badge this week.

Reach went up, control went down

Reach went up, and that part is real. A curated program serving a vetted slice of Amex members was replaced by a platform carrying more than a million listings in front of the same audience, and operators who were never partners now get exposure they could not previously buy.

Control went down, which is the part worth sitting with. Partners in the old program had a direct line to Amex about placement, standards, and positioning. That line is gone, and the remaining lever is an Airbnb listing competing against every other Airbnb listing for the same card member.

Any channel you do not control can be switched off without a transition period. That is precisely what happened to the launch partners on October 22.

An operator running 600 units across Florida and the Gulf Coast loses very little volume this quarter, because Select Homes + Retreats was never a volume channel. What goes missing is a defensible channel. Curation kept the competitive set small, and high-ADR luxury inventory did not have to sit beside a million alternatives to be found.

Replacing that means finding the next channels where vetting still works in your favor, rather than chasing the ones with the largest listing counts.

Rentals United connects operators to 90+ channels, including luxury specialists such as Plum Guide, Top Villas, and Oliver’s Travels, where strict vetting keeps the competitive set deliberately small.

What to review before Q1

The Amex change needs no migration project. It needs an audit, because the levers moved rather than disappeared, and the ones that remain sit inside systems you already run.

Question

Where it stands as of October 2026

How does inventory reach the Amex Homes tab?

Through Airbnb. No separate Amex listing process exists.

What triggers the $600 Lodging Credit?

An eligible Airbnb Luxe home booked for two nights or more.

Who handles the booking and the guest?

Airbnb, including payment, messaging, changes, and cancellations.

What levers do operators still hold?

Airbnb listing quality, rate competitiveness, and Luxe eligibility.

Start with Luxe. Work out which of your homes could qualify, and whether the two-night minimum fits the booking patterns in those markets. A portfolio with twelve Luxe-eligible villas now has a reason to pursue that status it did not have last month.

Then look at concentration. If one channel’s policy change can move a meaningful share of your revenue, that exposure belongs on the risk register rather than in a quarterly review. A vacation rental channel manager earns its place by making the next channel cheap to add, so diversification becomes a configuration decision instead of a project.

Finally, check listing quality where it now matters most. Your Amex exposure is your Airbnb exposure, and the Airbnb channel manager maintaining rates, availability, and content is the thing standing between a card member’s search and your calendar.

Where this leaves professional operators

Amex made a distribution decision, not a quality judgment about professionally managed homes. It chose scale and a single integration over curation and many partner relationships, which is a defensible choice for a loyalty business and an uncomfortable one for the operators who built the curated version.

The lesson travels further than this one program. Channels owned by someone else are demand, not infrastructure, and demand can be reassigned. Build the distribution layer so that losing any single channel is an inconvenience rather than a quarter.

Explore 90+ connected channels and find where your inventory is underexposed.

American Express ran a curated program of professionally managed homes, built on direct relationships with operators.
